ABOUT THE COMPANY

Dalcor was originally formed in August 1982 by M. Dale Dodson to help facilitate real estate (multi-family) transactions. The primary focus was structuring acquisitions, financing, and management of multi-family investments and operations for executives of various clients such as American Airlines, Texas Instruments, Arthur Young & Co., etc. Dalcor also successfully performed property management for various institutions (GE, Citibank, etc.), managing multi-family foreclosures and/or struggling properties for these companies and turning around the operations enabling the properties to sell for large profits. Due to Dalcor’s management success, Lehman Brothers and then Salomon Brothers approached Dalcor with the opportunity to acquire multifamily properties. Under the $300 million Lehman program, Dalcor acquired over 7,000 multi-family units in Dallas, Houston, and Austin. Currently, Dalcor owns and manages over 4,000 multi-family units in Texas and Florida.

ESSENTIAL FUNCTIONS FOR A LEASING PROFESSIONAL

  • Maintains detailed knowledge of the apartment community and amenities
  • Performs daily inspections of show/model apartments, common areas, and community amenities
  • Assists in the inspection of vacant apartments and takes appropriate action to prepare them for leasing
  • Handles all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications promptly, completing tax credit paperwork, typing leases, following up with prospects, obtaining signatures for completion of leases/paperwork before move-in
  • Promotes resident retention by assisting with the renewal program
  • Handles or assists in the receiving, recording, preparation, and follow-up of work orders to facilitate resident’s service requests
  • Collects and secures rental payments
  • Assist in planning, preparing, and attending resident functions

QUALIFICATIONS FOR A LEASING PROFESSIONAL

  • Must have a high school diploma or equivalent.
  • Must know laws, rules, and regulations concerning LIHTC.
  • Must know Fair Housing, affordable housing, apartment leasing, and property management (i.e., contracts, fair housing, collections, evictions, towing, and pool enclosures) and anti-discrimination laws.
  • Must have at least 2 years of property leasing experience, preferably in affordable housing.
  • Must be able to drive a vehicle around the work property and/or other locations outside the property, possess a valid driver’s license, have reliable transportation, and have valid automobile insurance.
  • Must be professional, courteous, and helpful with residents, prospective residents, co-workers, vendors, etc.
  • Must be organized and have good attention to detail to ensure applications/paperwork are accurate and tenant issues are adequately addressed.
  • Must meet the attendance requirements of the job, including, overtime and weekend; and if needed and with advanced notice, on-call, holiday, and/or evening work.

PHYSICAL DEMANDS

Must be able to frequently sit, walk, and stand for prolonged periods; frequently climb stairs; operate a computer, calculator, copier, facsimile machine, and other office equipment; use hands to grasp, handle, control, or feel objects; see details of objects that are less than a few feet away; see differences between colors, shades, and brightness; hear sounds and recognize the difference between them and be able to determine from which direction a sound came.
